SALE OF AN AREA OF THE CREMAQ FARM

 BrasilAgro – Companhia Brasileira de Propriedades Agrícolas (“Company”) informs its shareholders and the market in general that it has entered into a Purchase and Sale Agreement for an area of the Cremaq Farm. The sale of the Cremaq Farm is in line with the Company’s business strategy that focuses not only on agricultural production but also on capital gains through the sale of properties.

 

The rural property, located in Baixa Grande do Ribeiro, Piauí state, was acquired in 2006 for R$42.0 million and has a total area of 32,702 hectares, approximately 21,823 hectares of which are arable.

 

The sold area totals 4,895 hectares, 3,201 of which are arable. The total amount of the sale was 901,481 soybean bags (282 bags per arable hectare) or R$42.1 million (~R$13,200/ha). The buyer made the initial payment of 90,148 soybean bags, totaling R$4.6 million, and the remaining balance will be paid in five installments, the first of which due in August 2013, in an amount equivalent to 67,611 soybean bags, and the last in June 2016, in an amount equivalent to 117,193 soybean bags. The average term of the sale is 1.4 years.

 

From the accounting perspective, on April 30, 2013, this plot of the farm is valued in the Company’s books at R$10.3 million (acquisition cost + investments net of depreciation).
