Item 8.01 Other Events.

On July 17, 2008, Digital Piscataway, LLC, an indirect subsidiary of Digital Realty Trust, Inc., a Maryland corporation, entered into an $80 million secured mortgage financing with respect to 3 Corporate Place, a property in Piscataway, New Jersey. The loan bears interest at 6.72% per year, matures on August 1, 2011 and is subject to two one-year extensions upon the satisfaction of certain conditions.
