State below in reasonable detail the reasons why Forms 10-K, 20-F, 11-K, 10-Q, 10-D, N-SAR, N-CSR, or the transition report or portion thereof, could not be filed within the prescribed time period.

Blue Ridge Real Estate Company and Big Boulder Corporation (together, the “Company”) could not complete the filing of their Quarterly Report on Form 10-Q for the quarter ended April 30, 2006 (“Quarterly Report”) without unreasonable effort and expense due to the unanticipated extended medical leave of a key member of the Company’s accounting department.  In accordance with Rule 12b-25 of the Securities and Exchange Act of 1934, as amended, the Company will file the Quarterly Report no later than the fifth calendar day following the prescribed due date.
