Item 2.02: Results of Operations and Financial Condition.

IRVINE, CA – October 24, 2005 – Commercial Capital Bancorp, Inc. (the “Company”), (NASDAQ: “CCBI”), announced today net income of $16.8 million, or $0.29 per diluted share, for the third quarter of 2005. The Company’s net income for the nine months ended September 30, 2005 totaled $59.2 million, or $1.03 per diluted share. The Company’s net interest margin expanded three basis points to 3.31% for the third quarter of 2005, from 3.28% for the second quarter of 2005. Additionally, the Company announced today that it has authorized a cash dividend of $0.075 per share to be paid on December 1, 2005, to shareholders of record on November 17, 2005.
