Attached is an English translation of the summary of the letter dated January 19, 2005 filed by the Company with the Bolsa de Comercio de Buenos Aires and the Comisión Nacional de Valores:

By letter dated January 19, 2005, the Company reported that on January 13, 2005 the Shopping Alto Palermo S.A. and the Company had made its last payment of capital and interest on its non convertible notes V$N $80,000,000 and $40,000,000 – classes B1, B2 and A2. Therefore, the Caja de Valores S.A. has proceed to terminate all those notes, and the Company request to the Bolsa de Comercio de Buenos Aires to cancel the quotation of the above mentioned notes.
