LEASES
The Company has commitments under operating leases for certain machinery and equipment as well manufacturing, warehousing, showroom and other facilities used in its operations. Some of the leases contain renewal provisions and generally require the Company to pay certain operating expenses, including utilities, insurance and taxes, which are subject to escalation. At times the Company enters into lease agreements which contain a provision for cash abatements related to certain leasehold improvements. These abatements are recognized on a straight-line basis as a reduction to rent expense over the lease term. The unamortized portions as of December 31, 2014 and 2013 were $9.2 million and $8.1 million, respectively. Total rent expense for 2014, 2013, and 2012 was $28.8 million, $18.8 million, and $15.9 million, respectively. Future minimum rental payments required, excluding maintenance and other miscellaneous charges, under those operating leases are as follows (in thousands):
